Identify what you need

Finding a property to rent in Malta is mainly the same as finding a property anywhere else, except the market moves very fast. Here are some things that we would recommend doing to ensure that you don’t lose out:

  1. Be organised with your paperwork and documentation
  2. Do your research to identify the best properties for rent in Malta and Gozo
  3. Act quickly when you find a property that might suit your needs and meets your budget requirements, as they will not be available for long due to the high demand in this market
  4. Contact the landlord/agency of the property that you are interested in to arrange viewing times
  5. Inspect the property thoroughly before deciding whether or not it is suitable
  6. Contact some real estate agencies and let them know your budget and what you’re looking for. They may be willing to let you know as soon as they get them in

Explore your options

The first thing you’re going to want to do is make sure you know what type of property you are looking for. For example, if you’re moving with family, how many bedrooms do you need? Will you need somewhere to park a car? Do you want a garden or are you looking more towards an apartment?

Secondly, it is importantly to look for properties that are in high-demand areas to secure the best value for money. This is important because all the best rental properties quickly. As well as this, it is important to be very set on your price range, so that you can make an offer on a property once it becomes available.

Next, be flexible with your expectations and needs when viewing a property.  This might be the only one that comes up and will be perfect for you!

Finally, get pre-approved before viewing any new properties – this will save time and ensure you have a good credit rating when applying to rent a property that is on your list of must-haves.

Know when to act

As soon as you see a property that meets your criteria, it is best to contact the agent or landlord straight away to discuss your interest in the property. You will be less likely to miss out if you do not hesitate in contacting them.

Once you have made contact, you will need to show them that you are serious about renting their property. This can be done by arranging a viewing of the property as soon as possible, and also providing details of your income and employment status.

Another way in which you can show your seriousness is by paying a holding deposit. This usually ranges from €100-€200 depending on the type of rental agreement that is agreed upon.

Learn from other tenants

Why not join expat groups on Facebook? This can help you to find other people who have been through what you are going through. You can ask them questions and maybe get suggestions from them with regards to agencies and areas.
