The National Statistics Institute (INE) has confirmed that landlords across Portugal will be allowed to increase rents by up to 2.16% starting from 1 January 2025. This adjustment comes in response to the final inflation data for August. In this blog post, we’ll explore the impact of this rent increase and how it compares to previous years.

Why is house rent increasing?

The main reason for the house rent increase is inflation. Inflation refers to the overall rise in prices for goods and services in an economy over time.

Understanding inflation’s impact

Inflation affects nearly every aspect of our economy, and housing rent is no exception. The INE uses inflation data to help determine rent adjustments, ensuring that rental prices keep pace with the cost of living. This means that when inflation rises, rent prices can also increase.

How does this compare to previous years?

This is a lower increase than the 6.94% increase in house rents recorded last year, which was also the largest increase in rents since 1993. The substantial rise in 2024 was attributed to an unusually high inflation rate, driven by various economic factors including global supply chain disruptions and increased consumer demand post-pandemic. When compared to this significant spike, the 2.16% increase slated for 2025 represents a more moderate adjustment, reflecting a stabilisation in inflationary pressures.

Budget adjustments

For example, if you’re currently paying €800 per month, your rent could rise by about €17.28 per month, totalling an additional €207.36 annually. Tenants will need to adjust their budgets accordingly to accommodate these changes.

Rental market trends

The rental market in Portugal has been dynamic, with significant demand in urban areas like Lisbon and Porto. This increase may impact the competitiveness of rental properties, as tenants seek the best value for their money. It’s essential to stay informed about market trends to make informed decisions.

Annual rent adjustment coefficient

The annual rent adjustment coefficient is determined by law and is based on the total variation in the consumer price index (CPI) excluding housing. This figure corresponds to the data collected over the last 12 months for which values are available as of 31 August, as issued by the National Institute of Statistics (INE). This systematic approach ensures that rent adjustments are aligned with broader economic trends, safeguarding the interests of both tenants and landlords by maintaining a fair balance between rental income and living costs.

Conclusion

While rental price increases can be expected in Portugal in the coming years, they are likely to stabilise at a more moderate level in 2025. Tenants should prepare for these changes by adjusting their budgets and staying informed about market trends. The annual rent adjustment coefficient is a helpful tool for understanding how rental prices are determined and ensuring fairness for both tenants and landlords. As always, it’s crucial to carefully review your rental agreement and discuss any concerns with your landlord if you have questions about rental price adjustments. By staying informed and educated about market trends, both tenants and landlords can make informed decisions that benefit all parties involved.
